Thank you for considering The Property People (Peninsula) to tender our property management services.
Our agency is one of the Peninsula’s largest property management offices; in fact, asset management is our core business with sales supplementing our asset management business. This is somewhat at odds with the traditional real estate agency model. The reason we mention this fact is that our clients enjoy the benefits of our business model, which is focused on providing superior property management services.
By now you may be asking yourself, what do I want in a property management team? Why should I select one agency over another? From the outset, we can say that for the most part, real estate companies generally offer the same core services. We all rent collect, we all verify incoming tenants, we all have procedures in place to collect arrears, we all do inspections and rent increases. The difference is, like most things in life, in the detail. Some of us just do it much better than others.
Let’s start with the big one. The Property People (Peninsula) is the only real estate office on the Central Coast to have an in-house legal department. This provides a plethora of benefits that can impact your investment in a discrete way, such as legally drafted special conditions inserted in leases. It can also make the difference between your investment being profitable or a sheer nightmare. By way of example, what would happen if you were the subject of a ‘slip and fall’ claim by an invitee of your tenant? Knowledge and experience in negligence are critical. As you can see, it is not just about ‘collecting rent’ or a ‘cheap management fee’ it is about ensuring you have the right people running the property management department. The ‘right people’ does not always equate to a volume of bodies in the office, a staff of beautiful young, inexperienced girls does not add much beyond an aesthetic at an open house. Besides, our bearded brutes don’t do too badly, and they don’t even wear short skirts…….
Another key difference between The Property People (Peninsula) and other agencies is that we are industry leaders when it comes to the property profession. This year in August, one of our Directors was a keynote speaker at the Australian Property Management Convention (ARPM) held at the Sydney Hilton. Speaking to over a 1000 delegates about managing risk in the property management department. “Watch out, Risk About – was a huge hit and we didn’t put anyone to sleep J.
Our agency strives to lead the industry; we have just written an interesting article on the effects of Airbnb on the residential property management industry and the exposure of the landlords and tenants when using Airbnb. The article appears in the August 2016 “Elite Property Management” magazine. We are happy to provide you with a copy of the magazine.
We hope you are starting to get the feeling that we are passionate about what we do. We have been on the Peninsula since 1997, and we have seen agents come and go, the big shots, the big ego’s with their flashy cars and shiny suits. Then there are the good ones that get burnt out in offices that don’t provide support to their staff as they concentrate on sales. Then finally we have seen the competitors that are, respectfully, better placed out of the industry. And here are we in 2016, doing our thing and loving it.
There are lots of other things we offer, we could prattle on all day, however, we don’t wish to overwhelm you when you are at the early stages of shopping around. We have attached a quick 1 minute grab from ARPM this year (we just loaded it on youtube for you to view so as not to chew your internet data).
Finally, congratulations on being a property investor, we hope the years ahead deliver you a profitable and stress-free investment.
